Concrete in Summers Corner and The Ponds — the master-planned west side
Summers Corner and The Ponds (with its 55-plus Cresswind village) are Summerville's master-planned neighborhoods on the Dorchester County side toward the Ashley: new houses, ARB rules, and ground that was farm and swamp edge ten years ago.
Summers Corner off Beech Hill Road and The Ponds off Highway 17-A are the two big master-planned communities on Summerville's west and south side — thousands of homes built since the mid-2010s, with Cresswind's 55-plus village inside The Ponds, village centers, trails and lakes, and architectural review boards that approve every exterior change. They're in Dorchester County (Summers Corner inside the Town's planning area, The Ponds largely county), on ground that was timber and farm edge draining toward the Ashley River: Goldsboro and Lynchburg soils, water a foot or two down in winter, and in places the clays that swell. The houses are new, which means the driveways are the builder's and the patios are what the owners add — and the hail that fell on Summers Corner in the June 2024 storm (up to two inches) is the kind of thing that leaves slab surfaces pitted.
Our work here is the owner's additions to a builder's house: the patio off the screened porch (drawn for the ARB and checked against lot coverage, which on these smaller lots is often the binding constraint), the pool deck, the extended driveway or the golf-cart pad for the trails, the generator pad after the last outage, the walkway to the side gate. Each goes through the ARB with a drawing and through the county or Town with the plot plan, stays out of the drainage easements that run between the lots, and sits on a compacted base because the ground under a five-year-old subdivision is still settling. When the builder's driveway starts to drop at the garage — it's already happening in the earliest phases — foam lifting fixes it in a morning.

How long does ARB approval take?
Typically two to four weeks on a complete package. We submit the drawing, the finish and the coverage math together so it goes through once.
My lot is small. Can I still have a patio?
Usually, if part of it is pervious concrete — the Town and county exclude pervious pavement from the impervious count. We run the numbers on the plot plan and design the mix of surfaces to fit.
Can I pour a golf-cart pad by the trail gate?
If it's inside your lot line and outside the easements, yes, with ARB approval. Many owners pour it pervious to keep it off the coverage count.
Why is my new driveway already sinking at the garage?
The backfill against the garage foundation wasn't compacted and the house is five years old. Foam lifting puts it back; if the slab is still sound it's a two-hour fix.
