Moncks Corner is the Berkeley County seat at the head of the Cooper River below the Santee Cooper dams — a small town until the subdivisions came, and now the fastest-growing municipality in the Charleston area: 13,311 people in 2020, 20,612 in 2025. The housing is new (median build year 2007, median value $333,000), in the neighborhoods along US 52, Highway 17-A and Cypress Gardens Road toward Goose Creek, and the concrete is the new-subdivision kind: builder driveways already settling, the patios and pool decks owners add, pads for boats headed to Lake Moultrie, generator pads, and driveway extensions the HOAs will allow. The county's permit office is in town and its rules apply everywhere here — free encroachment permits, the swale-pipe rule, doubled fees on unpermitted work, two feet of freeboard, elevation certificates in the Santee Cooper dam-breach inundation area — and the county landfill on Highway 52 is where unrecyclable concrete goes at $100 a ton.
The weather has been specific lately. The April 13, 2020 outbreak put an EF-3 tornado down southeast of Moncks Corner across Route 402 near Cordesville, and Tropical Storm Debby spun an EF-1 through Moncks Corner on August 6, 2024, injuring two, while the same storm dropped 22 inches near town — the second-highest tropical rainfall in South Carolina's history — and the October 2015 event dropped 20 inches four miles east.
