Concrete in Sangaree — the 1980s subdivision between Summerville and Nexton
Sangaree's 8,700 residents live in houses with a median build year of 1986, 85 percent owner-occupied — which means driveways, walks and patios that are forty years old and on the Berkeley County side of the line.
Sangaree is the census-designated community off Royle Road and Sangaree Parkway between Summerville, Ladson and Nexton — about 8,700 people, 85 percent of them owners, in houses whose median build year is 1986. It's one of the first big subdivisions on this side of the county, and its concrete is first-generation too: forty-year-old driveways and walks, many of them original, unreinforced, on the Goldsboro and Lynchburg soils with water a foot or two down in winter. The June 2024 downburst that ran from Old Trolley Road through Summerville ended at Sangaree, and the January 2025 snow was four and a half inches here. Sangaree is Berkeley County, so the permits are the county's: free encroachment permits, the swale-pipe rule, fees doubled on work started without a permit.
Our Sangaree work is replacement and leveling. Forty-year-old driveways that are cracked through and sunk get broken out, recycled as base and repoured with stone, steel and the right thickness; the ones that are sound but settled get foam-lifted; walks that heave in the freezes get rebuilt with joints and reinforcement; and the patios the original owners never had get added behind the houses, with the coverage math done because Sangaree's lots are modest. The Berkeley County encroachment permit covers the apron, and where a lot fronts a county swale, the pipe gets checked before anything is poured over it.

Questions from Sangaree homeowners
Is my 1986 driveway worth saving?
If it's sound — not cracked into pieces, no aggregate showing — foam lifting puts a sunk approach back for a few hundred dollars. If it's cracked through and unreinforced, forty years is a full life; we replace it with a real base.
Which county is Sangaree?
Berkeley. Encroachment permits are free, the building permit office is in Moncks Corner, and work started without a permit gets its fees doubled.
Can you add a patio to a 1980s house?
Yes — it's the most common addition here. We check the lot coverage and the easements, grade it away from the house, and build it on a base the original slabs never had.
Why does my walk heave every winter?
No reinforcement, no base, and clay under half of it. Rebuilt with wire, stone and joints every four feet, it stops.
