Concrete in Pine Forest and White Gables — HOA streets on the Dorchester Road side

Pine Forest around the country club and White Gables off Old Trolley Road are the planned neighborhoods of Summerville's southeast side: HOA standards, builder driveways from the 1990s and 2000s, and the June 2024 downburst that ran right through them.

Pine Forest grew up around the Pine Forest Country Club on the east side of town, and White Gables, Legend Oaks and the neighborhoods around them fill the ground between Dorchester Road (SC 642, a state route) and Old Trolley Road toward the Ladson line. They're the planned subdivisions of the 1990s and 2000s — HOAs with architectural standards, builder-poured driveways and patios now 20 to 30 years old, and lots on the Goldsboro, Lynchburg and Rains soils that make up a third of the county: moderately well to poorly drained, water a foot or two down in winter. On June 10, 2024, a downburst ran along Old Trolley and Bacons Bridge through Summerville to Sangaree and hit this side of town hard; a lot of the slabs we've replaced here since were cracked by the trees that came down on them.

The work is the Summerville standard: builder driveways replaced with a base, steel and the right thickness, patios behind the screened porches with the lot-coverage math done first, pool decks for the back yards, foam lifting for the garage approaches that sank into the backfill, and the apron permits sorted by road — Town for the Town streets, Dorchester County for the county ones, SCDOT for anything fronting Dorchester Road. The HOAs get a drawing that matches the street; the Town gets the plot plan with the easements on it.

My HOA has a driveway standard. Can you meet it?

Yes — width, finish, color and apron detail drawn to the standard and submitted. Most of the Pine Forest and White Gables associations want broom finish and a specified width; we match the neighbors.

Whose road is Dorchester Road?

SCDOT's — it's SC 642 — so a new or replaced apron fronting it needs the (free) state encroachment permit through EPPS, with SCDOT's radius and grade standards. The Town won't permit the house without it.

Is the ground here as wet as Ashborough?

Less, but not dry: the Goldsboro-Lynchburg-Rains soils have water within a foot or two in winter. Base and reinforcement are what keep the slab level.
